New build properties in Spain are covered by a ten year warranty against major defects and developers are liable to fix anything that goes wrong or defects found in the first year and to a lesser extent in years two and three.

Although you have these assurances with new property it is still advisable to have a survey done for your own peace of mind. There is no point buying a property and then having the builder round every other week, creating dust and mess, to fix problems which were obvious in the first place.

For resale property, where you might not have any developers guarantees, it is essential to have a Building or Structural Survey carried out. If you are buying very old property or one which is in need of renovation a Structural Survey will be more appropriate. In most cases however, a Building Survey should suffice.

If you have bought a property off-plan you are given fifteen days after completion to highlight any significant descrepancies from your original contract. This is often referred to as Snagging. You can also point out any obvious and minor defects to the developer on the same list.

You can carry out the Snagging List yourself or you may choose to let somebody experienced in the field to do this for you. Most of the Property Management Companies in the area can carry out this service for you.
