Banks


There is no shortage of Banks in the town, most of the branches now cater for their overseas clients with bi-lingual staff available to translate. Be aware of the erratic and high bank charges that are sometimes applied especially for money transfers. For more information refer to the Spanish Property Buying Guide .

Opening a bank account is fairly straightforward, you will require your passport and need to provide the bank with some personal details. Mortgages (Hipoteca)


The Spanish mortgage system is pretty similar to the UK with banks requiring similar documentation. Interest rates in the Eurozone, or Euribor rates, have in recent years been lower than the UK making it sensible to borrow in Spain. It may however, make sense for some people to borrow from their UK bank rather than in Spain.

Spanish banks will generally lend upto 70% of the property valuation. As a rule of thumb the banks do not like the repayments to exceed 35% of your monthly income. There are a whole range of different types of mortgages available. Most people opt for a variable rate but interest only and fixed rate mortgages are also an option.

To apply for a mortgage the bank will require the following documentation:

1. Copy of your passport.
2. Copy of your NIE.
3. Last 3 payslips if employed.
4. Copy of your last tax return (sometimes last 2) if self-employed.
5. Credit reference, available on-line from Experian and Equifax amongst others.
6. Copy of the 'Nota Simple'(basic deed) for the property you are buying, available from your solictor or estate agent.

The costs involved in your mortgage set-up are outlined in the Property Purchase Expenses & Taxes page. Spanish banks charge a redemption fee , usually 1%, for early repayment of your mortgage.

Try to apply as early as possible, Spanish Banks are not the speediest. To save you shopping around for the best and most suitable deal it may be wise to use a Mortgage Broker. A broker will also make the application simpler as they will sort out the paperwork with the bank on your behalf.
